The fee conversation happens at the start — not after you've committed. Before any work begins you will have a written proposal: fixed scope, the fee structure that applies, and stage payments tied to specific milestones.

We don't publish a rate card because every project is different. What we can tell you is exactly how we think about fees, what is included, and what isn't — then have a real conversation about your project.


How we charge

    New builds & full architecture commissions

    Percentage of Construction Cost

    The fee is calculated as a percentage of the agreed construction cost. When your budget changes, our fee adjusts — our incentives stay aligned with yours throughout. The more rigorously we manage the build, the more value you receive from the arrangement.

    Percentage is confirmed in your written fee proposal. It varies by project type, complexity and scope — not by a rate card.

    Interiors, fit-outs & clearly scoped work

    Fixed Fee

    Where the scope has clear boundaries — an interior commission, a specific design stage, a renovation with defined limits — we agree a number before work begins. That number does not change unless the scope does. No invoices that arrive with explanations.

    Fixed fees are calculated from estimated hours and complexity. Both figures are shown in the proposal so you can see exactly what you are paying for.

    Consultations, reviews & brief commissions

    Advisory & Hourly

    For a second opinion, a design review, or guidance before committing to a full commission — we charge by the hour. No retainer, no minimum contract. You pay for the time you use and get an honest answer in return.

    Within 48 hours you'll have a written proposal — scope of services, fee structure, stage payment schedule, and programme. Plain English throughout.

    If the numbers don't work

    We'll say so directly and tell you whether there's a way to restructure. If there isn't, we'll point you somewhere useful.

Building from abroad

You don't need to be in Nairobi
to build here.

Many of our clients are based outside Kenya — in the UK, US, Canada, the Gulf, and beyond. Building from a distance carries a specific set of risks: decisions made without your input, contractors who go quiet, paperwork that stalls at the county because nobody followed up. We've built our remote engagement around those problems.

We handle everything that requires boots on the ground: county approvals and BORAQS submissions, contractor selection and coordination, site visits, and milestone sign-offs with photographic records. Progress reports and video call updates are tied to each project stage and go out on a fixed schedule.

Before we begin, we'll go through the documents you need in place — title deed, land survey, and where applicable spousal or family consent. Most projects that stall mid-construction can trace the problem back to something that wasn't sorted before the first sod was turned.

Fees follow the same three structures as all our work. What changes is the communication cadence and the milestone documentation — tightened so you have full visibility regardless of where you're sitting.

Payment security

All international engagements are secured through escrow. Fees are held by an appointed escrow partner and released only when a milestone is confirmed complete. You don't pay for work until it's done — and we don't get paid until we've done it.

Common questions
  • When do I pay?

    In stage payments tied to milestones — concept completion, planning submission, construction documentation, and so on. Each invoice corresponds to a defined deliverable. You are never asked to pay for something that hasn't been completed.

  • What is included in the fee?

    All design work, drawings, specifications and project communication. Not included: statutory submission fees, specialist consultants (structural engineers, quantity surveyors), and printing. These are charged at cost and listed as separate line items in your proposal.

  • Do you charge for the initial conversation?

    No. The first conversation — in person, by phone, or over WhatsApp — costs nothing. We use it to understand your project and determine whether we are the right fit. If we are, you receive a written proposal within 48 hours.

  • Can I engage you for part of a project only?

    Yes. Some clients arrive with planning approved and need construction documentation. Others want concept design before deciding whether to proceed at all. We scope partial commissions regularly — tell us where you are and we will tell you what makes sense.
